How We Work
Adhesion is won before the resin pours.
Most floor failures trace back to preparation, not product. Our process is built around the unglamorous fundamentals that decide whether a floor lasts two years or twenty.
Trapped moisture and poor preparation are the leading causes of coating failure in Malaysia's tropical climate. We test, prep and prime accordingly, every time.

Site Inspection & Diagnosis
We assess concrete condition, moisture, existing coatings, traffic, chemical exposure and downtime constraints, then specify the correct system. No one-size-fits-all coating.

Mechanical Surface Preparation
Diamond grinding or shot-blasting opens the concrete to the right profile (CSP). This is where 90% of failures are prevented. Adhesion lives or dies here.

Moisture Test & Substrate Repair
Trapped moisture is the leading cause of coating failure in Malaysia's humidity. We test RH, repair cracks and spalls, and select moisture-tolerant primers where needed.

Priming & DPM
A penetrating primer (or epoxy damp-proof membrane) seals the slab, suppresses out-gassing and bonds the build coats to the substrate.

Body, Broadcast & Top Coats
The engineered build-up is laid coat by coat: self-levelling or mortar body, aggregate broadcast for slip resistance, then a pigmented seal/top coat.

Cure, QC & Handover
Floors are typically walkable in 24 hours and ready for full traffic after ~7 days. We verify finish, slip rating and resistance, then hand over with a workmanship warranty.

About Flowrock
Two decades of floors, our own name.
Flowrock Systems Sdn Bhd is a Kuala Lumpur resin-flooring specialist. Our crew has been laying industrial floors since 2006, for many years as the lead applicator team behind some of Malaysia's largest flooring projects, and in 2020 we registered under our own name. Today we operate as Flowrock Systems (most recently SZA Prima Flooring), engineering seamless epoxy, polyurethane, ESD and car-park systems for industrial, commercial and residential clients.
Our team has delivered floors for semiconductor fabs, pharmaceutical plants, food and beverage factories, five-star hotels, malls and the MRT network. That kind of work doesn't tolerate shortcuts, which is why we obsess over substrate preparation, moisture management and specifying the correct system for each environment, not a one-size-fits-all coating.
We're not tied to one brand. We install to any major specification: Sika, Nippon, Jotun, Vebro, Flowcrete and others, choosing the right product for each project.
We work both ways: supply & apply as a full turnkey contractor, or apply-only as a specialist subcontractor when materials are supplied, whichever your project or main contractor needs.

Epoxy flooring in Malaysia is priced per square foot/metre and varies by system. Thin roller-coat epoxy is the most economical, self-levelling sits mid-range, and heavy-duty anti-static (ESD) or polyurethane cement cost the most. Price depends on floor condition, coating thickness, total area and surface preparation. Larger areas attract a lower rate per unit. Request a site inspection for an accurate quotation.
